Home Information Packs (HIP's)
From June 2007 Home Information Packs will become mandatory for anybody wishing to sell their home. The HIP will have to be prepared before the property is marketed. It will be an offence to market a property before a HIP has been produced. A HIP is expected to take between 5 and 7 Days to be produced, and cost between £600 - £1000.
The pack will have to contain the following legal information.
- Draft Contract, Evidence of title, Terms of sale and Local searches
- Replies to standard preliminary enquires
- Planning consents and building control certificates
- Property information and fixtures and fittings forms
- Copies of warranties and guarantees for new properties and Guarantees for work carried out on property

- Home condition report with energy efficiency assessment
For Leasehold properties also required –
- Copy of lease
- Recent service charge accounts and receipts
- Building insurance policy details and payment receipts
- Regulations made by landlord or management company
- Memorandum and articles of the landlord or management company
